When you find a place you like, knowing what to look for can make a big difference when it comes to making a decision. Take a digital camera, paper and a pen to make notes. A torch can be handy to check areas with bad lighting, and a measuring tape to measure spaces to ensure your furniture will fit!
Inside:
- Bedrooms - How many are there and how big are they?
- Storage Space - Look for space in the kitchen and bedrooms for storage space.
- Cupboards and Wardrobes - Check for a damp or mildew smell
- Gas - Is there gas for heating and cooking?
- Chattels - Dishwasher, carpet, curtains, heaters for example. Which are to remain and have these been included in the agreement?
- Sun - Where does the sun fall and at what times of the day?
- Water Pressure - Run the taps and shower to check for water pressure.
- Insulation - Check above the ceiling and under the floor for insulation.
- Heating - Is there central heating? If so, how old is it? Make sure it is functioning well. What heating options are available?
- Movement - Check for evidence of house movement like cracked window sills or walls.
- Roof - Look for stains on wallpaper or ceilings to check for leaks.
- Dry Rot and borer - Check the floorboards for evidence of dry rot or borer.
- Electrical Wiring - Check the meter box for worn or old wiring.
- Floorboards, doors and windows - Check to make sure they are in good condition.
- Security - Check for safety catches on windows, the type of locks (dead bolts are best), is there an alarm?
Outside:
- Fencing - Is the property fenced?
- Structural defects - Check for alterations to the house, such as basements and verandas that may not comply with building codes.
- Alterations - Compare the plans of the property to ensure.
- Parking - Is their adequate parking for cars, and can visitors park easily on the street?
- Boundaries - Make sure the boundary fence or pegs match the ones on the title.
- Flooding/Slipping - Check for erosion around banks or trees for potential flooding/slipping risk.
- Garden/Deck - Is there an outdoor space for a BBQ or outdoor living area?
Neighborhood
- Proximity - Is it close to a school, childcare, bus stop, park and shopping centre?
- Traffic - Are you on a busy road that could be dangerous or noisy?
- Zoning Restrictions - Check with the local council to see if there are zoning restrictions or major development plans that could affect the resale value of the property. What school zone is it in?
- Neighbors - Ask the vendor about the neighbors. You wouldn't want to end up with the neighbors from hell!
- Will the area improve in value? Check for things that may affect it in the future.
